We make a direct offer in writing, in our own name as the buyer. There is no obligation to accept. Take time to compare it or pass entirely.

If you accept, we close on your schedule
Closing happens at a title company, often within days and sometimes weeks out, depending on what works for you. If we assign the contract to another buyer, you still close on your timeline at the agreed price.
Frequently asked questions
- Are you licensed brokers?
- No. We are not a real estate broker. We are a direct buyer making principal cash offers in our own name. We do not list, market, or broker the sale of your property to third parties.
- Do I have to accept your offer?
- No. There is never any obligation. If our offer doesn't work for you, you say no and we go away.
- What if I'm in a tight spot financially?
- Tell us. Direct sale is built for situations where the traditional listing process isn't realistic, including foreclosure timelines, tax situations, inherited properties, and out-of-state ownership. We can't promise to solve every situation, but we will be honest about whether we can help.
- Could someone else end up buying my house?
- When we sign a purchase contract with you, we may transfer (“assign”) our buyer position to another buyer who closes the purchase. The price you agreed to and your closing timeline don't change. We disclose this possibility in writing in the contract itself.
- Will I get pressured or chased after I say no?
- No. If you tell us you're not interested, we mark you as do-not-contact and stop. You can also opt out of texts at any time by replying STOP.
- What happens if I want to opt out of texts?
